  • 1 Condo Inspection Step #1: We Ask Questions

    Every condo buyer should read the minutes of strata council meetings as far back as they can be obtained, taking note of any references to water or moisture problems. Our role is to find out how these problems were dealt with. Were proper investigations carried out to identify other potential problems? Were any other inspections carried out for the strata council or property management company and are these reports available for review? If repairs were performed, what assurance is there that they were done properly? Are any major expenditures planned for the building?

    2 Condo Inspection Step #2: Examining Design & Construction

    Some buildings are more prone to leaks and other structural problems than others. We fully examine readily accessible areas which may include the condo’s roof, exterior construction, site, attics, plumbing, electrical, heating & cooling system and foundation to detect both current problems and the potential for problems in the future. We also use FLIR infrared inspection cameras to detect leaks and insulation problems you can’t see with the naked eye.

  • 3 House Inspection Step #3: Examining Previous Repairs

    Repair work can be a sign of a house’s potential problems. We examine whether the previous repairs have actually solved the original problem or whether the repairs are purely cosmetic, which would raise a red flag for you as a buyer. We also request any Engineer’s reports at the time of the inspection and advise the buyer to review these reports very carefully.

  • 4 House Inspection Step #4: Putting All the Findings Together

    Inspection report: We will provide you with a comprehensive summary that identifies components of the home in need of major attention and as many minor items as we can identify during the inspection and the general overall condition of the home.
