What areas in British Columbia do you provide condo, home or commercial inspections?

We are available in the following areas: Vancouver, Burnaby, Squamish, Lions Bay, Whistler, Walnut Grove, Richmond, Vancouver, North Vancouver, East Vancouver, West Vancouver, Downtown Vancouver, Coquitlam, Port Coquitlam, Delta, New Westminster, Tri Cities, Surrey, Fraser Valley and Maple Ridge.


Can I join the building inspector?

AAA inspections welcomes the new home or business owner to attend the building inspection. We invite the prospective buyer to review any visible deficiencies as well as see for themselves how infrared images of the property detect heat loss or water ingress. We can also discuss energy loss and safety concerns during this joint inspection process.


This is also an excellent time to ask questions about specific concerns. Also note that AAA Inspections are available at any time for additional questions at any time after the home or building inspection at no additional charge.


What is the best time to contact AAA Inspections?

Once the purchase contract has been presented and the buyer’s lawyer or agent has included a “Subject to Inspection” clause in the contract, then please call or email to schedule a condo, house or building inspection.


Do you do repairs or recommend contractors?

AAA Inspections is not in the contracting or construction field even though we have an extensive background and training in how buildings are assembled and potentially fail. We cannot provide construction quotations as this is a conflict of interest. We do however recommend that the home buyer, condo or commercial property owner consult friends or family for referrals or consult the BC Builder’s Association.


Do you provide an unlimited/limited warranty on your building inspections?

No building inspector could ever provide these type of guarantees. However, most newer building buildings (within the first 10 years) should have some type of warranty from the builder. We highly recommend that the buyer review this warranty with their legal counsel prior to purchase. In addition, AAA Inspections recommend that the home or building is fully insured for water damage, fire, theft, structural, seismic coverage, etc.


Can you provide images or video?

Yes, we have the latest DSLR camera systems with ultra-wide architectural lens plus HD 1080 24fps video available. Photos and FLIR thermal images are included for all commercial inspections at no additional cost and posted online and also can be downloaded. Video is also available at additional cost and can be downloaded from the web.


What do you look at?

We inspect the major accessible components of the home or building, including the roof, exterior siding, structure, electrical, heating, plumbing, insulation and interior walls. Our goal is to identify any existing visible major problems that would affect a typical purchaser’s buying decision. We will add significantly to your knowledge of the home, but still cannot tell you everything about the building. Even though we do not perform destructive testing we can utilize our Infrared camera to scan for possible moisture and heat loss problems and as a result allow the purchaser to make a more informed decision prior to purchase.
